NRI property management app: collect rent in India from abroad

Domvio is building an NRI mode so owners who live abroad can run their rentals in India themselves, all on WhatsApp: reminders to the tenant, rent straight to your own UPI ID, a PDF receipt for every payment, and a view of who has paid from anywhere. NRI mode is coming soon. It is software, not a property management service.

NRI mode is coming soon. Rent collection for landlords in India is live today, free during early access.

An app, not a property management company

Search for NRI property management and you will mostly find service companies that send staff to inspect, repair and rent out your home. Domvio is different. It is software that you, or someone you trust in India, use to run the rent. We do not visit the property, find tenants or carry out repairs.

A practical setup is to combine the two: an app for rent and records, and a relative or caretaker on the ground for keys, inspections and repairs. Our guide on how to manage property in India from abroad covers the whole job, and most of it you can put in place today.

See every rupee of rent, not just what you are told

The common NRI worry is not the tenant. It is not knowing. Rent goes to a relative's account, cash changes hands, and months later nobody is sure what was paid. Domvio's rent collection, live today for landlords in India, works the other way: rent goes from the tenant's UPI app to the owner's UPI ID, every confirmed payment creates a receipt that reaches both sides on WhatsApp, and the dashboard shows who has paid, who is pending and who is overdue. NRI mode brings the same thing to owners abroad.

Which account should your rent go to?

Rent from an Indian property is Indian income, and NRIs commonly receive it in an NRO account. Your bank can confirm what applies to you. What matters for UPI is whether your bank lets you use it on that account. In January 2023 NPCI, which runs UPI, allowed NRE and NRO account holders with mobile numbers from ten countries, including the UAE, the US, the UK, Singapore and Canada, to use UPI (Outlook Business). Ask your bank whether it supports this on your account.

TDS on rent paid to an NRI

Your tenant may have to deduct tax

When rent is paid to an NRI landlord, the tenant generally has to deduct TDS before paying, and unlike rent paid to residents there is no minimum amount (ClearTax). The section numbers changed when the Income-tax Act, 2025 came into force on 1 April 2026. Our guide and calculator for TDS on rent paid to an NRI explain it, and a chartered accountant should confirm your case. Domvio does not calculate or deduct TDS today.

Frequently asked questions

How can an NRI collect rent from tenants in India?

Ask the tenant to pay by UPI or bank transfer to an account in your own name, usually an NRO account, send a reminder before each due date and give a receipt for every payment. Domvio's NRI mode, coming soon, will automate the reminders and receipts from abroad.

Is Domvio's NRI mode available now?

Not yet. NRI mode, with sign-up from an international number, reminders timed for India and caretaker co-access, is coming soon. Message us on WhatsApp at +91 74065 19200 to be told when it launches.

Is Domvio an NRI property management service?

No. Domvio is an app for collecting and tracking rent yourself. It does not inspect, repair or rent out your property. Most NRIs pair an app with a relative or caretaker in India who handles visits and repairs.

Will a caretaker in India be able to help on Domvio?

Yes, with NRI mode. You will be able to give a family member or caretaker co-access to a property, so they can see its rent status and raise maintenance requests, while rent still goes to your UPI ID.

Can my tenant pay rent into my NRO account by UPI?

Often, yes. NPCI allowed UPI on NRE and NRO accounts with international mobile numbers from ten countries in 2023, but support depends on your bank. Ask your bank whether your account can have a UPI ID.

Does Domvio help with TDS on rent paid to NRIs?

Not yet. Quarterly TDS summaries are planned for the NRI Essential plan, which is coming soon. Meanwhile, use our free TDS on rent paid to an NRI calculator and confirm your obligations with a chartered accountant.
