Chennai PG rents after the May 2026 increase

Hostels and PGs across Tamil Nadu raised rents by about 10% from 5 May 2026. A state association of IT hostel and PG owners announced a new baseline for non-AC rooms, after commercial LPG cylinder prices more than doubled and kitchens became much costlier to run (The Statesman, from IANS):

The association said actual rents vary with location, amenities and demand, so AC rooms and better-placed PGs may charge more than the baseline. The same report estimates Tamil Nadu has over 20,000 hostels with nearly 20 lakh residents, a large share of them in Chennai, and says some hostels cut back food items or raised maintenance charges instead.

Passing on a food cost increase without losing residents

For a PG that serves meals, food is the cost that moves fastest, and May 2026 showed it. Before you raise rent, check the numbers and give notice in writing:

   Work out what food really costs per resident

   Divide a month's grocery, gas and cook's bills by the number of residents. Our PG profit calculator shows how much a ₹500 change in food cost per resident moves your margin.

   Give each resident written notice

Women's hostels in Tamil Nadu need a licence from the Collector

The Tamil Nadu Hostels and Homes for Women and Children (Regulation) Act, 2014 defines a hostel or lodging house as any building that gives accommodation to women or children, with or without board. Section 4 says no one may run one without a licence under the Act, and section 5 says the application goes to the district Collector.

• As first passed, the Act set an application fee of up to ₹3,000 and made a licence valid for three years, with renewal applied for at least three months before it expires.
• The licence names the hostel's location, its manager, whether it is for women or children, the number of residents it may admit, and minimum standards for lodging, sanitation and hygiene. Taking in more residents than the licence allows needs the Collector's approval.
• In June 2026 the Coimbatore District Collectorate warned that running a working women's hostel without a licence is an offence, and that registration and renewal must be done on the online portal (Coimbatore Collectorate).

Tenancy registration and police verification in Tamil Nadu

• Rent Authority registration. Tamil Nadu requires every tenancy agreement, of any term, to be registered with the Rent Authority within 90 days (Tamil Nadu tenancy portal FAQ). Ask a lawyer how this applies to PG beds let under house rules rather than a tenancy agreement.

What it costs to lease a flat for a PG in Chennai

If you run your PG from a leased flat, the lease is your largest fixed cost. ANAROCK's report for early 2026 gives these quoted 2BHK rents:

Compare the lease with what your beds can earn at the May 2026 baseline. Three two-sharing rooms at ₹8,000 to ₹9,000 a bed bring in ₹48,000 to ₹54,000 a month when every bed is full, before food, staff and electricity.
