Bengaluru's PGs cluster around its office hubs: Koramangala and HSR Layout, Bellandur and the Outer Ring Road, Marathahalli, Whitefield and Electronic City. A PG there can have occupants in single, double and triple sharing rooms, paying by UPI and cash, joining and leaving through the year.

PG rules in Bengaluru: what has changed

If you run a PG in Bengaluru, two developments matter. This is a summary of news reports, not legal advice.

• August 2024, trade licence conditions. After a murder at a Koramangala PG, the BBMP set conditions for PGs to get or renew a trade licence: CCTV covering entry and exit points and corridors with 90 days of footage kept, at least 70 sq ft per occupant, a security guard round the clock, fire safety clearance, clean washrooms, drinking water, displayed emergency numbers and waste segregation (The News Minute).
• September 2026, Karnataka High Court directions. The High Court issued detailed directions to inspect and regulate PGs in the city. Among them: a trade licence does not regularise unauthorised construction, occupancy must follow the sanctioned plan, CCTV is not allowed in bedrooms or bathrooms, staff need police verification, and operators must keep up-to-date occupant records with ID proof, permanent address and emergency contacts. The authorities were asked to prepare a consolidated protocol (LiveLaw).
