A rent app for small landlords who handle one to five flats themselves

If you own one to five flats or houses and collect rent yourself, Domvio does the monthly chores, free during early access. It reminds each tenant on WhatsApp three days before rent is due, with a UPI link to your own account. You confirm payments with one tap, cash with one message, and you both get a PDF receipt.

Free during early access. No credit card. Tenants never install an app.

What managing a few flats on your own actually looks like

Most rented homes in India belong to people with a day job, a business or a pension, not to property companies. With two or three flats, there is no manager and no office. There is you, your phone and a bank app.

  • You are the reminder. On the 1st you message each tenant. On the 5th you message again. Some months you call.
  • You are the accountant. You open the bank app, match a UPI name like "S KUMAR" to a tenant, and try to remember who paid in cash.
  • You are the receipt book. In January, a tenant asks for 12 months of receipts for HRA, and you write them all at once.
  • You may not be the only one collecting. A parent or spouse takes cash from one tenant, and your notebook never hears about it.

None of this is hard. It is just easy to forget, and it comes back every month. The cost of a mistake is a dispute with a tenant you otherwise get on with.

Why big property software feels like too much

Many property apps are built for PG chains and co-living companies, with staff logins, food menus, attendance and per-bed billing. Some need a demo call before you see a price. Some ask tenants to install an app and pay through a gateway that charges a fee.

With a handful of tenants you need far less: a reminder that goes out on time, a clear list of who has paid, and a receipt for every payment. That is the part of the job Domvio is built around.

Your tenants do not have to change anything

This matters more with a few tenants than with a hundred. You know them, and you do not want to ask them to download an app or create an account. With Domvio they don't. Reminders and receipts arrive on WhatsApp, and they pay with the UPI app they already use: Google Pay, PhonePe, Paytm or their bank's app.

The rent goes straight to your own UPI ID, exactly as it does today. Domvio is not a payment gateway or a wallet. It never holds your money and takes no commission.

Run it from WhatsApp, without opening the app

With a few flats you will rarely need the dashboard. Message the Domvio WhatsApp bot instead:

  • status for paid, pending and overdue rent across all your properties
  • overdue for late tenants, with the days and amounts outstanding
  • remind all to send another reminder to everyone who has not paid
  • paid Ravi when Ravi hands you cash, so he gets a receipt

Is a spreadsheet enough for two or three flats?

Often, yes. If your tenants pay on time by UPI and you update the sheet the day the money arrives, a spreadsheet works. Our free rent tracker template is a good start. It starts to slip when you send the same reminders every month, when cash comes in, or when someone else collects for you. We set the two side by side in rent tracking in Excel vs an app.

What happens when you add a sixth flat, or a PG?

Nothing changes. Domvio handles any number of properties: flats, independent houses, rooms and PG beds in single, double or triple sharing. Add each property when you buy it. The dashboard and the "status" command cover all of them. If you are adding a PG, see our PG management software page.

What Domvio does not do

So you can decide with the full picture. Today Domvio does not:

  • Charge late fees or track partial payments
  • Take card or net-banking payments. Rent is paid by UPI or in cash
  • Match payments against your bank statement automatically. You approve each payment with one tap
  • Draft rent agreements or do police verification. Our rent agreement format and tenant police verification guides help
  • Work for owners living abroad yet. NRI mode is coming soon

Frequently asked questions

What is the best rent app for a landlord with only one or two flats?

One that does the reminders and receipts without asking your tenants to change anything. Domvio reminds tenants on WhatsApp, takes rent straight to your UPI ID and sends PDF receipts, and it is free during early access. To compare others, see our best rent collection apps in India roundup.

Is Domvio free for small landlords?

Yes. Domvio is free during early access, with no setup fee, no credit card and no commission on rent. Paid plans are coming soon, with no prices announced yet.

Is it worth using an app for just one tenant?

If your one tenant pays on time by UPI and never needs receipts, a UPI app and a note may be enough. An app helps once you are sending reminders every month, taking cash, or writing receipts for the tenant's HRA claim.

My parent sometimes collects the cash. Can they use it too?

Co-access for a family member or caretaker is coming soon, as part of NRI mode. Until then, when they take cash, you log it with one WhatsApp message such as "paid Ravi", and the tenant gets a receipt.

Will my tenants have to install an app?

No. Tenants get reminders and receipts on WhatsApp and pay with the UPI app they already use. They never create an account.
