PGs in Hyderabad's IT corridor

Most of Hyderabad's PG demand sits around the IT parks in the west of the city. Telangana Today counted "hundreds of PGs and hostels" across Gachibowli, Madhapur and Kondapur, with Anjaiah Nagar packed with hostel buildings (Telangana Today). In March 2025 the Cyberabad police commissioner put the number of hostels in his commissionerate at about 4,000 (Siasat).

For the owner, that means many occupants on different joining dates, each paying by UPI or in cash to the warden, and a WhatsApp thread with each of them. Keeping track of who has paid for which month is the part that slips first.

What does a PG building cost to lease in Hyderabad?

Many Hyderabad PGs start in a leased flat or a leased building, so the owner's biggest fixed cost is the rent they pay. ANAROCK's quarterly report gives the quoted rent for a 2BHK flat in the areas it tracks:

We could not find an independent, dated survey of PG bed rents in Hyderabad. The figures that are online come from PG chains' own listings, which vary widely and are not comparable with each other, so we do not quote them. Hostel and PG rules in Hyderabad in 2026

Hyderabad's police and civic body tightened their attention on hostels in 2025 and 2026. This is a summary of news reports, not legal advice.

• July 2026, registration of women's hostels and PGs. Under Project Safe Stay, the Hyderabad police commissioner said every women's hostel and PG in the Hyderabad Commissionerate must register its details at the local police station. Police teams had inspected 446 hostels over nine weeks: over 30% of CCTV cameras were not working, 38.9% of hostels had fire safety equipment, none had fire exit plans, and 44% displayed a GHMC licence (Deccan Chronicle).
• A trade licence from GHMC. At the same event, the GHMC commissioner said running a hostel counts as a "trade" and needs a municipal trade licence, and that a register of everyone who enters and background checks on staff are mandatory under police guidelines (Deccan Chronicle).
• Cyberabad's security checklist. In March 2025, Cyberabad police asked hostel owners for visitor registers, working CCTV, round-the-clock guards and fire safety equipment, and to record each guest's Aadhaar, photo, phone number, workplace and a family emergency contact (Siasat).
• Building permission and exits. In August 2026 Telangana Today reported hostels in Anjaiah Nagar built to seven floors where permission covered two, exits blocked by cots and furniture, and some hostels in Gachibowli and Madhapur running without a trade licence (Telangana Today).

Tenant verification and agreements in Telangana
