Notice to vacate letter generator, plus rent increase and deposit refund letters

This generator writes a plain, polite rent notice letter: a tenant's notice to vacate, a landlord's rent increase notice or a security deposit refund statement. Fill in the names, dates and amounts, then print it or save it as a PDF for WhatsApp or email. The notice period comes from your rental agreement, so check it first.

Choose the letter, fill in the details and check the preview. The tool also checks the dates: how many days' notice the letter gives, and whether a deposit settlement adds up.

This generator needs JavaScript. Without it, copy one of the worked examples below and change the names, dates and amounts.

A template, not legal advice

These letters record dates and amounts; they do not decide anyone's rights. Notice periods, deposits and rent increases are set by your agreement and your state's law. If the other side disputes the notice or a deduction, talk to a local lawyer. If a tenant has stopped paying rent, use the eviction notice format instead. Nothing you type leaves your phone or computer.

How much notice do you have to give?

First, read your rental agreement or PG house rules: the notice period they set is what both sides agreed to. Where the agreement says nothing, these are the general rules we could confirm. Rules differ by state.

  • Flats and houses let month to month: section 106 of the Transfer of Property Act, 1882 treats a residential lease as month to month, ended by 15 days' written notice from either side, unless the agreement, local law or local usage says otherwise.
  • PG beds and rooms are often a licence, not a lease. Under the Indian Easements Act, 1882, a licence can generally be revoked, and the licensee gets a reasonable time to leave. The house rules decide the notice in practice; see our PG notice period guide.
  • Rent increases: most agreements set the increase and the notice in an escalation clause. The Model Tenancy Act, 2021 asks that agreements set out how rent is revised (PRS summary), and a law firm's commentary describes a three-month written notice where the agreement is silent. The Model Tenancy Act binds a state only once that state passes its own law; Andhra Pradesh, Tamil Nadu, Uttar Pradesh and Assam had revised their laws on its lines by July 2022 (PIB).
  • Deposit refunds: for most homes no deadline is set by law, so the agreement decides. The Model Tenancy Act's approach, refund when the tenant hands over vacant possession, after due deductions (PRS summary), is a fair benchmark. See security deposit rules in Bangalore.

Worked example: notice to vacate

Ravi rents a flat in HSR Layout, Bengaluru. His agreement sets one month's notice. He writes on 31 October 2026 with a last day of stay of 30 November 2026: one month counted from the letter's date runs to 30 November, so the dates fit. The letter gives 30 days' notice, asks for a time to check the flat and read the meter together, and asks for the ₹50,000 deposit back with a written list of any deductions.

Notice to vacate (example)

Subject: Notice to vacate Flat 302, 14th Cross, HSR Layout, Bengaluru 560102

Dear Suresh Rao,

I am writing to give you notice that I will vacate the property at Flat 302, 14th Cross, HSR Layout, Bengaluru 560102. My last day of stay will be 30 November 2026.

Our rental agreement sets a notice period of 1 month. This letter gives 30 days' notice from its date.

I will hand over the keys on my last day, after clearing the room. Please let me know a convenient time that day to check the property together and take the final electricity meter reading.

Please refund my security deposit of ₹50,000, after any deductions under our agreement, with a written list of any deductions.

Thank you.

Yours sincerely,
Ravi Kumar

Worked example: rent increase notice

Suresh's tenant pays ₹20,000 a month, and the agreement dated 1 February 2026 is up for renewal. A 5% increase is ₹20,000 × 5% = ₹1,000, so the new rent is ₹21,000 from 1 February 2027. A letter dated 31 October 2026 gives 93 days' notice, and asks for a reply by 30 November so both sides have time to plan. Try other percentages with the rent increase calculator.

Worked example: security deposit refund statement

A different tenant, paying ₹12,000 a month with a ₹50,000 deposit, hands back the keys on 10 November 2026. Rent for 1 to 10 November is unpaid: ₹12,000 ÷ 30 × 10 = ₹4,000 (use the prorated rent calculator). The final electricity reading comes to ₹1,850, and a broken wardrobe door cost ₹1,200 to repair, with a bill.

Deposit settlement for the example, as the letter shows it
ItemAmount
Security deposit received₹50,000
1. Rent for 1 to 10 November 2026₹4,000
2. Electricity, final meter reading₹1,850
3. Repair of broken wardrobe door (bill attached)₹1,200
Total deductions₹7,050
Amount refunded₹42,950

Deduct only what your agreement allows and you can show with a bill, a meter reading or a photo. Normal wear and tear, such as faded paint or a worn mattress, is usually not deducted. The letter ends with a line for the tenant to sign on receipt. A signed move-in and move-out checklist is the easiest way to show what changed.

How to send a notice so there is no argument later

  1. Send it in the form your agreement asks for

If it says "written notice", send the signed letter as a PDF on WhatsApp or email and keep a printed copy. A dated message thread is a record both sides can see.

  2. Ask for an acknowledgement

A one-line reply ("Received, thank you") settles when notice was given. For a deposit statement, ask the tenant to sign the acknowledgement line.

  3. Keep the evidence together

The agreement, rent receipts, meter photos, bills and move-in and move-out photos. A rent receipt for every month shows exactly what was paid.

When rent reminders and receipts get tedious, Domvio does them on WhatsApp

Domvio sends each tenant a WhatsApp reminder three days before rent is due, with the exact amount and a UPI link to your own account, and a PDF receipt for every payment you confirm, UPI or cash. It also keeps leases and KYC documents in one place. It does not write notices or settle deposits, so use this free generator for those. Free during early access; see the rent collection app.

Frequently asked questions

How do I write a notice to vacate a rented house?

Address it to the owner, name the property, give your last day of stay, mention the notice period in your agreement, and ask for a time to check the property and for the deposit refund. Sign and date it, and keep a copy.

How many days' notice must a tenant give in India?

Whatever the rental agreement says, often one month. Where a residential lease is month to month and nothing is agreed, section 106 of the Transfer of Property Act sets 15 days' written notice. State laws can differ.

How much notice should a landlord give for a rent increase?

The notice your agreement sets. If it is silent, two to three months before renewal is fair practice. The Model Tenancy Act is described as requiring three months, but it applies only in states that adopt it.

What can a landlord deduct from a security deposit?

Usually unpaid rent, unpaid bills and repairs for damage beyond normal wear and tear, as the agreement allows. List each deduction with its amount and keep the bills. See our guide to security deposit rules in Bangalore.

Is a notice sent on WhatsApp valid?

It depends on your agreement. Many accept WhatsApp or email. If yours asks for written notice, send the signed letter as a PDF and keep a printed copy. This is general information, not legal advice.

Does Domvio send notices or settle deposits?

No. Domvio runs rent collection on WhatsApp: reminders with a UPI link, one-tap payment approval, cash logging and PDF receipts, and it stores leases and KYC documents. Use this free generator for notices.
