My PG Manager alternatives: other PG apps, and when My PG Manager is still the better fit

What My PG Manager does well

The My PG Manager website describes an Android and web app for PGs, hostels and co-living with unlimited properties, floors, rooms and beds. Occupants can onboard themselves by scanning a QR code and uploading ID, and a free tenant app shows rent, dues, receipts, complaints and notices.

It sends WhatsApp rent reminders with a pay link before the due date and keeps following up while rent is overdue, and the owner gets a daily list of who still owes. Beyond rent it lists rental agreements, notice and checkout with a dues check, deposits and refunds, partial payments, electricity meter readings and bill splitting, a food menu, complaints, visitors, staff attendance and salaries, expenses, reports and an AI assistant.

All of that is on one plan. Its pricing page lists ₹159 a month after a 14-day free trial with no card, which is less than most PG software that publishes a price.

When you might look for a My PG Manager alternative

These are not flaws. They are reasons My PG Manager may not suit your PG:

• You do not want a gateway fee on rent. Online rent by UPI, card or net banking carries a 2.36% gateway fee, which you or the tenant pays. On ₹8,000 rent that is about ₹189 a month per bed. Occupants can also pay you directly and upload proof for you to approve.
• You do not want occupants to install an app. The tenant side is an app, free for tenants.
• You only need rent sorted. Food menus, staff salaries and visitor logs may be more than a small PG uses.
• You want it free. Several apps below cost nothing.
• You use an iPhone. Only Android and the web app are mentioned.

How we compared

We asked the same questions of each app: can each bed have its own rent, do occupants need an app, how do they pay and who pays any fee, which channel do reminders use, and is the price published.

My PG Manager alternatives at a glance

Domvio: PG rent on WhatsApp, with no gateway fee

Best for: PG owners whose main headache is rent: every bed reminded on WhatsApp, rent straight to their UPI ID with no fee, and a receipt for every payment, without occupants installing anything.

What it does: Set up rooms as single, double or triple sharing, and each bed gets its own occupant, rent, reminders and receipts. Three days before the due date, each occupant gets a WhatsApp reminder with the exact amount and a UPI link. They pay to your UPI ID and share the confirmation, you approve with one tap, and both of you get a PDF receipt on WhatsApp. Cash is logged with one tap or a message like "paid Priya". Occupants raise maintenance requests with photos, and KYC documents are stored in one place.

• Good: No gateway fee for you or the occupant. Rent is a normal UPI payment to your account, and Domvio never holds it.
• Good: Occupants never install an app or create an account.
• Good: Run the PG from WhatsApp: "status", "overdue", "remind all", "paid Priya".
• Good: Free during early access.

• Watch out for: It is new and in early access, with far fewer modules than My PG Manager.
• Watch out for: No electricity splitting, food menu, staff attendance, visitor log, notice tracking, deposit settlement or partial payments.
• Watch out for: UPI and cash only. No card or net-banking payments.
• Watch out for: You approve each payment. There is no automatic bank reconciliation.

TrackMyPG: invoices, deposits and a tenant portal

Best for: PG owners who want monthly invoices, a deposit ledger and expense reports, and are happy to pay more for them.

What it does: The TrackMyPG website describes a web dashboard and Android app with tenant profiles, bed-wise or room-wise pricing, a move-out pipeline with deposit settlement, and Excel import and export. It creates monthly invoices with rent, utilities and other charges, takes online rent through Razorpay and lets you record UPI, bank and cash. Tenants get a self-service portal. It also tracks expenses and short-stay guests.

• Good: Detailed invoices and a deposit ledger per tenant.
• Good: Expense tracking and Excel reports.
• Good: Short-stay bookings with nightly billing.

• Watch out for: Automatic reminders from the web dashboard go by email; WhatsApp reminders come from the Android app.
• Watch out for: Reminder credits are capped at 50, 70 or 100 a month by plan.
• Watch out for: Gateway charges on online rent are not stated.

EasyAavaas: free, with rent paid straight to you

Best for: PG owners with staff who want a free app and no money passing through a third party.

What it does: The EasyAavaas website describes an Android and iOS app in English and Hindi with rooms and beds, tenant KYC documents, complaints, staff accounts with permissions per property and Excel and PDF reports. It sends automatic rent reminders on WhatsApp, and a WhatsApp assistant lets you check dues, send reminders and record payments by chat in Hindi, Hinglish or English. Tenants pay you directly by UPI, cash or bank transfer, and EasyAavaas does not transfer the money.

• Good: Free for owners, staff and tenants, with no per-bed or per-property fee.
• Good: No gateway fee, because rent goes straight to you.
• Good: An iPhone app as well as Android.

• Watch out for: You record payments or review the tenant's proof; automatic matching is not described.
• Watch out for: The WhatsApp assistant has to be switched on by their team, and usage limits apply.
• Watch out for: Food menus, electricity splitting and staff attendance are not described.

ManagR: free, with leads, KYC and agreements

Best for: PG owners who also want enquiries from listing portals, Aadhaar KYC and e-signed agreements.

What it does: ManagR's free plan page lists a leads inbox for enquiries from several portals, a WhatsApp AI assistant, AI calls for rent reminders, UPI payment links with automatic receipts and reconciliation, electricity bill splitting, Aadhaar KYC, e-stamped and e-signed agreements, bed tracking, caretaker access and analytics. It is built by BedR India, a Mumbai rental marketplace.

• Good: No subscription, setup fee or commission.
• Good: Electricity splitting and e-signed agreements, like My PG Manager's broader toolkit.
• Good: Payments are reconciled automatically, according to the page.

• Watch out for: Whether rent lands in your own UPI ID or passes through a gateway first is not spelled out.
• Watch out for: Its own comparison listed the mobile app as coming soon when we checked.
• Watch out for: It stays free by selling optional tenant leads, so expect offers to buy them.

Pricing (as listed on 20 October 2026): ₹0, free forever. The only paid item is optional verified tenant leads from BedR.

Excel and UPI: the free fallback

Best for: A PG with a handful of beds and an owner who is on site every day.

What it does: Occupants pay to your UPI ID or in cash. You keep a sheet with one row per bed and tick off payments each month.

• Good: Free. Person-to-person UPI payments carry no charge, as the Finance Ministry said in August 2026.
• Good: Nothing to install, for you or the occupants.

• Watch out for: Every reminder and receipt is on you.
• Watch out for: Cash is easy to lose track of when someone moves out.
