TrackMyPG alternatives: other PG apps, and when TrackMyPG is still the better fit

What TrackMyPG does well

The TrackMyPG website describes a web dashboard and Android app for PG owners. It keeps tenant profiles with documents, room and bed assignment with bed-wise or room-wise pricing, and a move-out pipeline with notice period, approval and deposit settlement. You can import tenants and rooms from Excel and export lists back.

It creates monthly invoices that cover rent, utilities and other charges. Tenants can pay online through Razorpay, or you record UPI, bank transfer and cash. It keeps a security deposit ledger per tenant, tracks expenses such as electricity, staff and vendor bills, and exports revenue and occupancy reports to Excel. Tenants get a self-service portal for invoices, payments, agreements and support tickets, and it also handles short-stay guests with nightly billing.

If you want one system for the whole money side of a PG, with a published price and a ₹1 trial, that is a real strength.

When you might look for a TrackMyPG alternative

These are not flaws. They are reasons TrackMyPG may not suit your PG:

• You want reminders on WhatsApp by default. Automatic reminders from the web dashboard go by email. WhatsApp and email reminders come from the Android app, and notice broadcasts can go on WhatsApp. Many occupants read WhatsApp long before email.
• You send more reminders than the plan allows. Reminder credits are 50, 70 or 100 a month, by plan. A 40-bed PG with two reminders per bed would need more.
• You do not want occupants to log in anywhere. The tenant side is a portal login.
• You want to pay less, or nothing. Several apps below are free or cost less than ₹299 a month.
• You use an iPhone. No iPhone app is listed; the site says iPhone users can use the web dashboard in a browser.

How we compared

We asked the same questions of each app: can each bed have its own rent, do occupants need an app or login, how do they pay and where does the money go, which channel do reminders use, and is the price published.

TrackMyPG alternatives at a glance

Domvio: PG rent on WhatsApp, no occupant login

Best for: PG owners who mainly want rent sorted: every bed reminded on WhatsApp, rent straight to their UPI ID and a receipt for every payment, without occupants installing or logging in to anything.

What it does: Set up rooms as single, double or triple sharing, and each bed gets its own occupant, rent, reminders and receipts. Three days before the due date, each occupant gets a WhatsApp reminder with the exact amount and a UPI link. They pay to your UPI ID and share the confirmation, you approve with one tap, and both of you get a PDF receipt on WhatsApp. Cash is logged with one tap or a message like "paid Priya". Occupants raise maintenance requests with photos, and KYC documents are stored in one place.

• Good: Occupants never install an app, create an account or log in to a portal.
• Good: No payment gateway and no commission. Rent lands in your account, and Domvio never holds it.
• Good: No reminder credits to run out of. Message the bot "remind all" whenever you need to.
• Good: Free during early access.

• Watch out for: It is new and in early access, with far fewer PG features than TrackMyPG.
• Watch out for: No invoices with utilities, deposit ledger, expense tracking, notice-period tracking or short-stay bookings.
• Watch out for: UPI and cash only. No card or net-banking payments.
• Watch out for: You approve each payment. There is no automatic bank reconciliation.

My PG Manager: every module for a flat ₹159 a month

Best for: PG owners who want an all-in-one system, including food, electricity and staff, for less than TrackMyPG's Basic plan.

What it does: The My PG Manager website lists unlimited PGs with floors, rooms and beds, QR self-onboarding with ID upload, rental agreements, notice and checkout with a dues check, and a free tenant app. It sends WhatsApp reminders with a pay link before the due date and follows up when rent is overdue. It also lists electricity meter readings and bill splitting, deposits and refunds, expenses, a food menu, complaints, visitors, staff attendance and salaries, and team logins. It runs on Android and the web.

• Good: One plan with every module, at about half TrackMyPG's lowest price.
• Good: WhatsApp reminders with overdue follow-ups.
• Good: Electricity splitting and food menus, which TrackMyPG does not list.

• Watch out for: Its pricing page lists a 2.36% gateway fee on online rent. You choose whether you or the tenant pays it.
• Watch out for: Extra team logins cost ₹29 a month each after the first two.
• Watch out for: No iPhone app is mentioned.

EasyAavaas: free, with WhatsApp reminders and staff accounts

Best for: PG owners with a manager or warden who want a free app for the whole team.

What it does: The EasyAavaas website describes an Android and iOS app in English and Hindi with rooms and beds, tenant KYC documents, complaints, staff accounts with permissions per property and Excel and PDF reports. It sends automatic rent reminders on WhatsApp, and a WhatsApp assistant lets you check dues, send reminders and record payments by chat. Tenants pay you directly by UPI, cash or bank transfer, and EasyAavaas never holds the money.

• Good: Free for owners, staff and tenants, with no per-bed fee.
• Good: Rent goes straight to you; the app keeps the records.
• Good: An iPhone app, which TrackMyPG does not list.

• Watch out for: You record payments or review the tenant's proof; automatic matching is not described.
• Watch out for: The WhatsApp assistant has to be switched on by their team, and usage limits apply.
• Watch out for: Invoices and expense tracking are not described the way TrackMyPG offers them.

RunMyPG: a free bed map with bills and deposits

Best for: PG owners who mostly want a bed map, monthly bills and deposit records, at no cost.

What it does: The RunMyPG website describes a web console and Android app with a bed occupancy map, monthly bills generated automatically, paid and pending rent, tenant onboarding, security deposits with deductions and refunds, and several PGs under one login. You still collect the rent; RunMyPG keeps the record.

• Good: Free, with unlimited beds and properties, while in beta.
• Good: Deposit deductions and refunds, like TrackMyPG.
• Good: Automatic monthly bills.

• Watch out for: It is in beta, and paid plans are planned.
• Watch out for: Automatic rent reminders are not mentioned on its home page.
• Watch out for: No tenant portal or iPhone app is mentioned.

Pricing (as listed on 20 October 2026): ₹0 while in beta, with no credit card.

Zapstel: pay by the bed

Best for: PG and hostel owners who prefer a per-bed price, especially on a yearly plan.

What it does: The Zapstel website describes room and bed allocation, occupancy tracking, rent billing through integrated payment gateways, rent reminders, SMS and email announcements, maintenance tickets and check-ins. Android and iOS apps are linked from the site, along with a web admin login.

• Good: Published per-bed prices with all features on every plan.
• Good: Android and iOS apps.
• Good: A free demo before you pay.

• Watch out for: The reminder channel and whether occupants need an app are not stated.
• Watch out for: Gateway charges, if any, are not stated.
• Watch out for: For a 30-bed PG, the monthly plan comes to ₹600 a month, about the same as TrackMyPG Pro.

How to switch from TrackMyPG

   Export your data first

   TrackMyPG lets you export filtered tenant and room lists to Excel. Download your tenant list, dues and invoice history before you cancel, and keep a copy.

2. 2

   Settle open deposits and dues

   Note each occupant's deposit and any balance, so nothing is lost between systems.

3. 3

   Set up the new app

   Add your rooms and beds, then each occupant's rent and due date. In Domvio you generate the building floor by floor and adjust the rooms that differ.

4. 4

   Tell your occupants

   Send one WhatsApp message to the PG group explaining where rent goes from next month and how reminders and receipts will arrive.

5. 5

   Switch at the start of a rent cycle

   Run one month in parallel and check every payment arrives before you close the old account.
