Tenant police verification in Tamil Nadu, and the Rent Authority step that follows

In Tamil Nadu, owners can request tenant verification online under Police Verification Services on the Tamil Nadu Police citizen portal, or apply at the police station covering the property. Separately, Tamil Nadu requires every tenancy agreement, whatever its term, to be registered with the Rent Authority within 90 days.
Can I request tenant verification online in Tamil Nadu?
Yes. The Tamil Nadu Police CCTNS citizen portal has a Police Verification Services section, and Tenant Verification is one of its services (Tamil Nadu Police). Under it you will find three options: New Request, View Status and Verify. The portal says the service is meant for persons residing in Tamil Nadu.
Open Police Verification Services
Go to the Tamil Nadu Police citizen portal and pick Tenant Verification from the list of verification services.
Choose New Request
Start a new request and fill in the details it asks for about you, the tenant and the rented address. Upload whatever files the form requests.
Pay the fee the portal shows
The amount appears on the portal during the application. We could not read it ourselves, so we do not quote a figure here.
Save the request number
Note it down or take a screenshot. Use View Status later to see where the request stands.
What we could not check
The portal refused our automated reading, so we have not seen the request form, its document list or any processing time. Treat the portal itself as the final word on all three.
Applying at the police station instead
If you would rather not use the portal, go to the police station whose area includes the rented property, not the one near your own home. Ask the station for the form it uses, which documents it wants attached and whether any fee applies. Get a stamped acknowledgement before you leave and file it with the tenancy agreement.
Documents to collect from the tenant
Because the official form did not open for us, we cannot list exactly what the Tamil Nadu Police ask for. Before the tenant moves in, collect copies of their photo identity and permanent address proof plus a recent photograph, so you are ready for whatever the portal or station requests. Our national guide to tenant police verification has a fuller checklist.
Police verification and Rent Authority registration are separate
Telling the police about a tenant does not register the tenancy, and registering the tenancy does not inform the police. Registration with the Rent Authority is a legal requirement under Tamil Nadu's tenancy law; police verification is a separate request you make to the police. A sensible order:
Sign and stamp the agreement
Both sides sign a written tenancy agreement on correctly stamped paper or an e-stamp.
Request police verification
Use the portal or the local station, ideally before you hand over the keys.
Register with the Rent Authority within 90 days
Every tenancy agreement, of any term, must be registered within 90 days of signing (Tamil Nadu tenancy portal FAQ). There is no registration fee, but the online service charges ₹100.
Present the originals when called
Bring the original agreement, a copy of the title document, patta or legal heirship certificate, the original ID proof used in the online application, and a power of attorney or authorisation if an agent acts for you.
The duty rate, the full Rent Authority rules and a calculator are on our page on rent agreement stamp duty in Tamil Nadu. For a ready-made agreement, see the rent agreement format.
Keep the paperwork together
One place for each tenant's KYC and lease
Domvio keeps every tenant's KYC documents and lease together, next to their rent history and PDF receipts. It does not file police verification or Rent Authority registration for you; do those through the official portals above. Read about the rent collection app.

Frequently asked questions

Online under Police Verification Services on the Tamil Nadu Police citizen portal (eservices.tnpolice.gov.in), choosing Tenant Verification and then New Request, or in person at the police station for the property's area.
What is the fee for tenant verification in Chennai?
We could not confirm it: the portal would not open its details for us. Check the fee on the portal, or ask at the police station, before you pay.
How do I check the status of my tenant verification request?
Use the View Status option under Tenant Verification on the same portal, with the request number you saved when you applied.
