How to make a rent agreement online, step by step
Agree the terms first
Rent, due date, deposit, who pays maintenance, lock-in and notice. Settle these on a call or on WhatsApp before anyone pays for stamp paper.
Fill in the generator and read the preview
Check names against ID documents and the address against the property papers. List the fittings and furniture handed over; our move-in checklist does this room by room.
Have a lawyer check the draft
Save it as a PDF from the print window and send it to your lawyer with any special terms, such as pets, parking or a family member who will stay.
Buy stamp paper of the right value

Print, sign and witness
Print the agreement on, or attached to, the stamp paper. Owner and tenant sign every page, and two witnesses sign at the end. Each side keeps a signed copy.
Register it if your state requires it
Leases of more than a year must be registered. Some states, such as Maharashtra for leave and licence agreements, require registration whatever the term.

Stamp duty and registration for an 11-month agreement
- Why 11 months. Section 17(1)(d) of the Registration Act, 1908 makes registration compulsory for leases from year to year, for more than a year, or reserving a yearly rent. An 11-month agreement stays below that line, which is why the generator stops at 11 months.
- Stamp duty in Karnataka. For a residential lease of up to a year, Article 30 of the Karnataka Stamp Act, 1957 charges 0.5% of the average annual rent and certain other sums, capped at ₹500. Sources disagree on whether the deposit is added; confirm on Kaveri or with an e-stamp vendor.
- Maharashtra. Section 55 of the Maharashtra Rent Control Act, 1999 requires leave and licence agreements to be registered, whatever their length. Mumbai and Pune owners usually use a leave and licence format rather than this lease.
- Other states set their own rates. See stamp duty by state for Karnataka, Maharashtra, Telangana, Tamil Nadu and West Bengal.
After you sign
Do the move-in inspection on the day you hand over the keys, and attach the signed move-in checklist as Annexure A. Ask for tenant police verification where your city's police require it. Read the security deposit rules in Bangalore before you agree the refund terms.

Is a rent agreement made online legally valid?
How it is typed does not matter. What matters is that the agreement is on stamp paper of the right value, signed by both sides and witnessed, and registered where the law requires. Have a lawyer check the wording first.
What stamp paper value does a rent agreement need?
It depends on the state, the term and the rent. In Karnataka, a residential agreement of up to a year pays 0.5% of the average annual rent and certain other sums, capped at ₹500. Use the stamp duty calculator for other states.
Does an 11-month rent agreement need to be registered?
