Rent receipt for rent paid to parents, and claiming HRA on it

You can claim HRA on rent paid to your parents if they own the home, you really pay them rent, ideally by UPI or bank transfer, and they show it as income in their own tax return. Get a signed receipt from your parent every month, with their PAN once the year's rent is above ₹1,00,000.
This is general information, not tax advice. Tax rules change, and how they apply depends on your situation. It has not yet been reviewed by a chartered accountant. Have a chartered accountant (CA) check it for your situation before you use or rely on it.
The conditions for claiming HRA on rent paid to parents
- Your parent owns the home. If both parents own it jointly, you can pay either parent who is a legal owner. You must not be an owner or co-owner yourself (ClearTax).
- You actually pay the rent. Pay every month by UPI or bank transfer from your account to theirs, so the bank record matches the receipts. Cash with no record is the weakest proof.
- There is a rent agreement. A simple signed agreement with the rent, the address and the period. See our rent agreement format.
- The rent is reasonable for a similar home in that area, not set high just to raise the exemption.
- Your parent declares it. The rent is their income from house property, and must appear in their return.
- You are on the old tax regime. Under the new regime, which is the default, no HRA is exempt.
Rent receipt format for rent paid to parents
The receipt is the same as any rent receipt; only the landlord is your parent. One receipt a month, signed by the parent who owns the home:
Rent receipt from a parent (example)
RENT RECEIPT Receipt no.: 2026-04 Date: 2 April 2026 Received from [your name] the sum of ₹[amount] ([amount in words] only) as rent for the month of April 2026, for the residential property at [full address of your parent's home], owned by me. Paid by: UPI / bank transfer (reference no. [UTR or UPI reference]) Landlord: [parent's full name] Landlord's PAN: [parent's PAN] (needed if rent for the year is above ₹1,00,000) Address of landlord: [parent's address] Signature of landlord: ____________________ [ ₹1 revenue stamp, signed across: only if paid in cash and the amount is above ₹5,000 ]
To make a receipt for every month of the year at once, use the free rent receipt generator: enter your parent as the landlord, and it adds the PAN line when rent passes ₹1,00,000 a year and the revenue stamp box only for cash above ₹5,000 (PAN rule, explained by ClearTax).
What your parents must do
The rent you pay is your parent's income under "income from house property". From the yearly rent they can deduct municipal property tax paid, and then a standard deduction of 30% for repairs (ClearTax). The rest is added to their income and taxed at their rate.
| Step | Amount |
|---|---|
| Rent received in the year | ₹2,40,000 |
| Minus property tax paid | ₹6,000 |
| Net annual value | ₹2,34,000 |
| Minus 30% standard deduction | ₹70,200 |
| Income from house property for the parent | ₹1,63,800 |
Whether this saves the family tax depends on both incomes. If your parent's other income is low, the rent may be taxed at a lower rate than the tax you save on HRA. A chartered accountant can compare both returns. Work out your side with the HRA exemption calculator.
Form 124 and disclosing the relationship
From tax year 2026-27, employees declare HRA and landlord details to the employer on Form 124, which replaced Form 12BB. ClearTax says the form asks employees who pay rent to a parent to disclose that relationship (ClearTax); in February 2026 Outlook Money reported the disclosure as part of the draft Income-tax Rules (Outlook Money).
Check the final form with your employer
We could not read the final rule text ourselves. Ask your payroll team what Form 124 asks for, and answer the relationship question truthfully: paying rent to a parent is allowed when the conditions above are met. This page is general information, not tax advice.
Mistakes that lead to a tax notice
- Paying in cash, or not paying at all, and producing receipts anyway.
- Paying the parent who does not own the home, or living in a home you co-own.
- Your parent not showing the rent in their return, so their income does not match your claim.
- Rent far above what a similar home in the area would fetch.
- No rent agreement or no receipts when the claim is questioned.
Rent paid to a spouse is a different case. Our HRA exemption calculator page treats it as not accepted; some tax sites allow a narrow exception where the spouse is the sole owner with their own income. Ask a chartered accountant before you rely on it. If you have no receipts at all for past months, see HRA without rent receipts.
If your parents rent out other property
Receipts for every tenant, sent automatically
If your parents let out a flat or a few rooms to other tenants, Domvio reminds each tenant on WhatsApp before rent is due, takes rent straight to their UPI ID, and sends a PDF receipt for every payment, UPI or cash. That record helps when their own return is filed. Free during early access; see the rent collection app.
Frequently asked questions
Can I pay rent to my parents and claim HRA?
Yes, if your parent owns the home, you really pay the rent with a bank or UPI record, there is a rent agreement, and your parent declares the rent in their return. You must be on the old tax regime.
Is my parent's PAN needed on the rent receipt?
Yes, once the rent you pay in the year is above ₹1,00,000. Below that it is optional. If your parent has no PAN, give your employer their written declaration with name and address.
Can I pay rent in cash to my parents?
You can, but it is the weakest proof and invites questions. If you do, get a signed receipt each month, with a ₹1 revenue stamp when the amount is above ₹5,000. UPI or bank transfer is much safer.
Do my parents pay tax on the rent I pay them?
The rent is their income from house property. After property tax and a 30% standard deduction, it is added to their income and taxed at their rate.
Can I claim HRA if I co-own the house with my parents?
No. You cannot claim HRA for rent paid on a home you own or co-own.
