Rent reminder message in Kannada (ಬಾಡಿಗೆ ನೆನಪಿನ ಸಂದೇಶ)

A Kannada rent reminder opens with ನಮಸ್ಕಾರ and the tenant's name plus ಅವರೇ, then gives the month, the ಬಾಡಿಗೆ (rent) amount, the last date and your UPI ID. Copy the four messages below into WhatsApp: a polite reminder, a firm one after a week, a final one, and a thank-you when the rent comes in.
Addressing a tenant in Kannada
Adding ಅವರೇ (avare) after the name, as in "Prakash ಅವರೇ", is polite without being stiff. Use ನೀವು (neevu) for "you" in every line. In Bengaluru a large share of tenants come from other states, and a Kannada message from a local owner is often welcome but not always understood, so send it to tenants who already talk to you in Kannada. In Mysuru, Hubballi or Mangaluru, most tenants will read it easily.

The main rent reminder message page already has six short Kannada messages, including one for PG occupants. The ones here are worded a little differently and add a final reminder, which that page has only in English.
Polite Kannada reminder before the last date
Send this two or three days before the due date. If the BESCOM bill or apartment maintenance is collected with the rent, add it on its own line with the amount.

Firm Kannada reminder when rent is a week late
A week after the due date, name the days you reminded the tenant and the rent date in your agreement. Ask them to reply with a date in writing. That one line in the chat is worth more than a phone promise.

Final Kannada reminder
Use this when several months are pending and earlier messages got no answer. It sets a date, says you will take legal advice, and leaves the door open for a call. Do not threaten to disconnect power or water or to lock the flat. The tenant not paying rent guide lists what a landlord can lawfully do.

Kannada thank-you after the rent is paid
Reply on the same day the money arrives. For a signed receipt the tenant can give their employer, use the Kannada rent receipt format.

Good habits for Kannada rent messages
- Keep the deposit separate. Questions about the advance, painting charges or deductions belong in their own message; see security deposit rules in Bangalore.
- A tenant on bhogya pays no monthly rent, so there is nothing to remind. Write to them near the end of the lease instead.
- Many people in Bengaluru type Kannada in English letters. If your tenant does, a reply in the same style is fine; the templates stay in Kannada script so nothing is misread.
- Send reminders in the daytime, one tenant at a time, never in a building group.

How is this different from the Kannada messages on the main page?

Can I send a rent reminder to a tenant who does not read Kannada?
Send them the English or Hindi version instead. A reminder only works if the tenant understands every line, especially the amount and the date.
