Police verification of a tenant in Kolkata and the rest of West Bengal
By Giridhar Reddy, founder of Domvio, Bengaluru

West Bengal has two online routes. In Kolkata, owners fill the Residential Tenant's Profile Form, a Google Form linked from the Kolkata Police website. Elsewhere, owners raise a Tenant / PG Verification Request on Police Sohaiyota, the West Bengal Police citizen portal. Neither page mentions a fee. The police station for the property's area is the offline option.
Which route applies to my property?
| Where the property is | Online route | Offline route |
|---|---|---|
| Area policed by Kolkata Police | Residential Tenant's Profile Form, a Google Form linked from kolkatapolice.gov.in | The police station for the property's area |
| Rest of West Bengal | Tenant / PG Verification Request on Police Sohaiyota | The police station for the property's area |
Neither page sets out where one force's area ends and the other's begins. If you are not sure whether your building falls under Kolkata Police or West Bengal Police, ask the nearest police station before you apply.
Kolkata: the Residential Tenant's Profile Form
Kolkata Police ask owners to complete residential tenant verification online through a Google Form. The site's home page links to it and also shows a QR code that opens the same form. Its list of citizen services separately includes "Registration of Tenants and Others".
Start from the Kolkata Police website
Open kolkatapolice.gov.in and use its link to the Residential Tenant's Profile Form, or scan the QR code shown there. Because the form is a Google Form, open it from the police site rather than from a link someone forwards to you.
Have the tenant's details ready
Collect the tenant's details and ID before you start, so you can finish the form in one sitting.
Fill in and submit
Complete each question and submit. Save a screenshot of the confirmation screen with the date.
The Kolkata Police home page does not list the questions on the form, a fee or a deadline, so we cannot give those here.
Outside Kolkata: Tenant / PG Verification Request on Police Sohaiyota
Police Sohaiyota is the West Bengal Police citizen portal. Tenant verification is one of its CCTNS services, and you must be signed in to use it.
Register once, then log in
New users register on Police Sohaiyota first. After that, log in with the same account.
Complete your profile
The portal asks you to update your profile and upload a photo, identity proof and address proof.
Choose Tenant / PG Verification Request
Pick this service from the CCTNS citizen services list.
Fill every field marked with a star
These include your personal details, address and contact number, and the tenant's details.
Check, then submit
Read through every entry before you press submit. The portal says a request cannot be edited once it is submitted.
No edits after submission
A wrong phone number or a misspelt name stays on the request. Compare the tenant's name and address with their ID card before you submit.
Documents for tenant verification in West Bengal
Neither official page publishes a list of the tenant's documents. What we could confirm:
- For your Police Sohaiyota profile: your photo, identity proof and address proof.
- For the request itself: personal details, address, contact number and tenant details, as the portal describes them.
- For the Kolkata Police form: not stated on the home page. Have the tenant's photo ID and permanent address to hand before you open it.
Ask the tenant for these before they move in. Our rent agreement format has a clause in which the tenant agrees to help with police verification.
Fees and timelines
Neither the Kolkata Police page nor the Police Sohaiyota page mentions a fee, a time limit or a penalty for tenant verification. If a charge appears while you apply, note the amount before you pay. At a police station, ask about any fee before you submit.
PG and paying guest owners in West Bengal
The Police Sohaiyota service is named Tenant / PG Verification Request, so PG owners outside Kolkata raise the same request for occupants. For the agreement with each occupant, see our PG rental agreement format.
Stamp duty on the rent agreement
The tenancy agreement itself needs to be stamped. West Bengal's rates and how they apply to an 11-month agreement are on our West Bengal stamp duty page.
After verification: keep it with the rent records
Lease, KYC and rent history in one app
Domvio is not a police verification service. Once your tenant is verified, it stores their lease and KYC documents beside every rent payment and the WhatsApp PDF receipts. Read about the rent collection app.
